Ask most Utah homeowners what’s on their exterior walls and they’ll say “stucco” without a second thought. But there are actually two very different materials that get lumped under that word, and mixing them up is where a lot of repair estimates go wrong. Traditional stucco and EIFS – short for Exterior Insulation and Finish System, often called synthetic stucco – look similar from the curb but behave nothing alike once water gets involved.

How to Tell Which One You Have
Traditional stucco is a cement-based plaster applied in coats over a metal lath, usually with a paper or felt weather barrier behind it. Knock on it and it sounds solid and hard, almost like knocking on concrete, because that’s essentially what it is. EIFS is built on rigid foam insulation board – often an inch or more thick – wrapped in a fiberglass mesh and finished with a thin acrylic coating. Knock on EIFS and you’ll hear a hollow, lighter sound, and pressing on it firmly gives a slight bit of give that solid stucco never will. EIFS became common on Utah homes and additions from the late 1990s on, especially on upper stories and accent walls, so newer subdivisions along the Wasatch Front often have more of it than owners realize.

Why the Difference Matters for Water
Traditional stucco manages moisture through a weep screed at the base of the wall and a drainage plane behind the plaster – water that gets in has somewhere to go. Early-generation EIFS, sometimes called barrier EIFS, had no drainage plane at all. The foam and acrylic coating were meant to be the entire barrier, which works fine until a caulk joint fails or a window isn’t flashed correctly. Once water gets behind barrier EIFS, it has nowhere to drain and sits against the sheathing, and homeowners often don’t find out until there’s soft framing or mold showing up inside. Newer EIFS systems, called drainable EIFS, correct this with a water-resistive barrier and drainage channels behind the foam – a real improvement, but it means knowing which generation is on your house changes how seriously a small leak should be taken.

Different Materials Fail in Different Places
On traditional stucco, trouble shows up as cracking, staining below poorly flashed windows, and areas where the plaster has separated from the lath. On EIFS, the sealant joints around windows, doors, and any penetration – vents, light fixtures, hose bibs – are almost always the first thing to fail, since on older systems that caulk is doing more of the waterproofing work than most homeowners assume. The foam is also softer than stucco, so impact damage, woodpecker holes, and rodents nesting behind trim show up more often on EIFS walls than on hard-coat stucco.

Why This Matters for Repairs
You can’t patch EIFS the way you’d patch traditional stucco, and you can’t treat an EIFS wall like it’s cement plaster when you’re troubleshooting a leak. A repair needs EIFS-compatible base coat, mesh, and finish coat matched to what’s already there, or the patch will crack differently than the surrounding wall and telegraph through the finish. Get the material identification wrong and you can end up making a moisture problem worse instead of solving it.

What We Check First
